INVENTORY COMPILATION

 

An Inventory Report is a document that itemises and reports on the condition of all fixtures, fittings and furnishings throughout the property. The report will include high quality photographs to ensure that the standard of the property is not only documented but also visible to all parties. These reports are an extreme necessity to both Tenants and Landlords because they legally report on the condition of the property before the tenant moves in and after the tenant moves out.

TENANT CHECK IN

 

On the day that the Tenant will be Checking In, the Clerk will meet the tenant at the property to go through the Inventory Report and condition of the property and answer any questions the tenant may have with regards to the property.


The clerk will complete a summary report for the tenant to sign which includes, cleanliness of the property, meter readings and keys handed over. Once the full Check In report has been finalised, a copy will be sent to the relevant parties for their records.

TENANT CHECK OUT

 

The Check Out inspection takes place at the end of the tenancy after the tenant has removed all of their personal belongings and the property has been cleaned to the standard as stated at the time of Check In.


Using the original Check In Report that was compiled at the start of the tenancy, we will conduct a thorough inspection and compare the condition at the time of Check Out to the time of Check In. We will document all changes that are found and also give a recommendation of action & liability that is required for each comment. High quality and close-up photographs will also be included so that any concern found in the property at the time of the inspection can be visible and assessed by all parties.


The clerk will complete a summary report for the tenant to sign which includes, cleanliness of the property, meter readings and keys handed back. Once the full Check Out report has been finalised, a copy will be sent to the relevant parties for the deposit release process to begin.

MID-TENANCY INSPECTION

 

When renting out a property, peace of mind is always required to ensure that both the Tenants & Landlords are looking after the property. Depending on the term of the tenancy, a mid-tenancy inspection is generally required every 3 months if the term is 1 year with a 6 month break clause, or every 6 months if the term is fixed to 2 years. A Clerk will attend and do a Schedule of conditions on the property reporting on all main areas of the property, décor, appliances, bathrooms etc. The clerk will also take any notes or requests from the tenant to pass over to the Agent or Landlord.

SNAGGING REPORT & HANDOVER

 

When a Brand New property is purchased, it is expected that the property will be finished to a perfect standard without any defects left behind. But as we know, not everything can always be perfect so it is our job to inspect the newly finished property and compile a report that highlights any defects that need to be rectified by the developer before the legal completion and handover of the property to the new owner. The snagging report will then be sent to the developer and once they have confirmed that all defects have been rectified, we will then attend for the full Handover of the property which includes the collection of all keys, meter readings and of course, checking that the defects noted at the first inspection have been rectified.
